Gilbert is not one market. These four are where most of my buyers end up looking, and they are genuinely different from each other.
Agritopia
Built around a working farm. Roughly 450 homes, front porches, and Joe's Farm Grill at the center of it. People either fall hard for Agritopia or find it too close-knit - there is not much middle ground, and it is worth walking before you decide.
Seville
The golf course community, built around Seville Golf & Country Club. Larger lots, larger homes, and the country club membership question is a real cost you should price in before you fall for a house there.
Morrison Ranch
The tree-lined one - white ranch fencing, lakes, and mature landscaping most of Gilbert simply does not have yet. Shade is a genuine asset in Arizona, and it shows up in the resale numbers.
Power Ranch
Greenbelts, ramadas and a community center, mostly built in the 2000s. It is the practical family pick, and it moves quickly.
What You'll Pay in Gilbert
As of mid-2026, the median Gilbert sale is around $589,000, homes are sitting about 48 days, and most are closing a couple of percent under list. That is a meaningfully softer market than 2021, and it means offers get negotiated again. Gilbert runs above Mesa and Queen Creek and lands close to Chandler. Val Vista Lakes waterfront lots are their own small market and do not price like the rest of Gilbert.
