Tempe splits cleanly into four markets, and they behave nothing like each other.

North Tempe, 85281

Closest to campus and the most investor activity in the East Valley. Rental demand is real and so is the wear - budget for turnover, and check the city's rental rules before you assume a plan works.

Downtown and Town Lake

Condos and mid-rises, walkable in a way almost nothing else out here is. HOA fees and rental restrictions vary wildly building to building and deserve a hard look before you write.

South Tempe

The family side. Better-rated schools, 1970s and 1980s homes on real lots, and the part of Tempe that trades most like a normal suburban market.

The Lakes

A 1970s waterfront community with its own canal system. Waterfront lots are their own small market, and the lake maintenance assessment is a line item buyers routinely miss.

What You'll Pay in Tempe

As of mid-2026 the median Tempe sale is around $475,000, homes are taking about 53 days, and they are closing roughly 3% under list, the widest gap in the East Valley. Tempe sits below Chandler and above Mesa. Price per square foot is actually up year over year even as the median fell, which tells you the mix is shifting toward smaller homes rather than that values are collapsing.
