Gated, resort-style, largely 55+ and second homes. It is its own market with its own buyer, and it does not price off Queen Creek comps.
The horse properties
Acre-plus lots with room for animals, and the reason a lot of people move out here in the first place. Check irrigation rights and well status before you fall in love with one.
Meridian
Newer master-planned, family-heavy, and in the most direct competition with the builders still selling nearby.
The original town core
Older and smaller than the rest of Queen Creek, closer to the town center, and increasingly the value play as the newer subdivisions price up.
What You'll Pay in Queen Creek
As of mid-2026 the median Queen Creek sale is about $612,000, the highest in the East Valley, but homes are taking 70 days and 44% of listings cut their price before they sell. That last number is the one to pay attention to. If you are selling here, pricing right the first time is not a preference, it is the whole strategy. If you are buying, you have more leverage in Queen Creek than anywhere else in the East Valley.
